The Royal Ilima is set in the heart of Wailea with convenient access to many services and entertainment. Five nights each week the luau at an adjacent hotel can be heard from the villa. We provide cocktail seating on the terrace outside the master bath so you can relax in your own villa but still have virtual “front row” seating from which to hear the live music.

Guests should expect an assortment of general ambient livings sounds. The building is well constructed with double pane glass windows which provide excellent sound insulation. Adjacent resort hotels in Wailea occasionally produce open-air entertainments or events such as luaus or corporate parties, which may include fireworks or musical performances which may be visible and/or audible within Wailea Beach Villas. However, we find the ambiance to be remarkably quiet and peaceful – far more pleasant than in nearby resorts or hotels.

Parking is provided on property for one vehicle on a complimentary basis. Additional vehicle parking may be limited and costs may apply, or parking may be available only in nearby off-site paid parking facilities. We strongly recommend that you rent only one vehicle during your stay. Please contact our Personal Concierge for more information.

You will be a guest in a villa/apartment residential resort with a mix of permanent residents, part-time owner visitors, and vacationing visitors. The villas are fee simple condominiums with individual private owners. The on-site services are not intended to fully duplicate those of a luxury hotel. Valet parking and luggage service may be available only during limited hours in keeping with the residential character of the property.

Supervision of children when using outdoor balcony/veranda “lanai” areas is required.

The swimming pool and hot tub spa near the beach is for use by guests 18 years of age and older, even when visiting as a family. An additional swimming pool closer to the main building welcomes guests of all ages.

Wailea Beach Villas House Rules Sign-Off Form

Air Conditioning should never be set to cool below 70-72 or the equipment may freeze or experience any other damage. Most homes and villas in Hawaii are equipped with residential grade equipment which does not provide bottomless cooling. Cooling is available to a reasonable temperature, usually in the 70-72 range on the very low end. Most guests find that a setting of 72-74 is very comfortable once a unit has been allowed to cool down and with doors and windows closed. At select properties, the air conditioning may only function to a temperature in the 72-74 range with lower temperature settings mechanically excluded.
