HOUSE RULES:

* This is a brand new construction and it is immaculate, clean and neat. We are only interested in renting to respectful guests who will take great care of this home, but enjoy it fully.

* Picture ID (Passport/Drivers License) will be required prior to check-in. The name on your ID must match the name on your reservation. Guest must also present their ID at check in.

* There is an additional $250 charge per cleaning & it is mandatory for stays 5 days or longer (at least 1 time in 5 days, 2 times in 10 days). This policy is not negotiable. Your cleaning days will be scheduled prior to your arrival by host. The fees will be paid directly to the host by cash or credit card. Hiring a 3rd person or company to clean the house without permission by the Host is grounds for immediate termination of the rental Agreement & forfeiture of the Security Deposit. This policy is not negotiable.

The cleaning team doesn’t do ironing or cooking. Dry cleaners are availble nearby; if you call them, they come & pick up and bring back your clothes.

* Host reserves the right to immediately terminate the reservation and keep the security deposit paid by Guest if the number of people at the Property exceeds the limits provided in the reservation or if the Police are called to the Property for excessive noise. 

* California faces “extreme” drought since many years. You may be charged for overuse of such utilities: Gas, electricity, water. Especially for overuse of FIRE PITS & ELECTRICITY. Please “turn off” all electronic devices, air condition, LIGHTS every time you leave the house for avoiding paying extra charges.

*** AN UNATTENDED “FIRE PIT” IS AN INVITATION TO DISASTER. WHEN YOU LEAVE THE ROOM, OR HOUSE OR GO TO SLEEP; PLEASE TURN OFF ALL “FIRE PITS”.

* Guest may not use the house, gardens, garage, street & etc. for the purpose of having an event, meeting, a video, or a photo shoot, without prior knowledge and permission prior to booking. Any video/ photo shoots without permission is grounds for immediate termination of the rental Agreement without refund for the remaining rental days and forfeiture of the Security Deposit. 

* SECURITY DEPOSIT: Your security deposit will be refunded in full if there are no issues at the check out. Breaking any house rules will reflect on the deposit amount refunded and/or additional fees. If anything brakes or goes missing from the house it will be deducted from your deposit. (Same penalty for any scratches on the walls or furniture, tables, sinks & etc)

* Villa executive will meet you at the house when you check in & walk you through of the house manual. Please let us know; if your check in is after 4pm and we will make prior arrangements.

* ABSOLUTELY NO PARTIES. PARTIES AND NOISE DISTURBANCES WILL NOT BE TOLERATED AND WILL RESULT IN IMMEDIATE EVICTION. PLEASE DON’T BE THE REASON AS TO WHY ANGRY NEIGHBORS COME TOGETHER TO TRY AND BAN SHORT TERM RENTALS. Please avoid loud talking and outdoor music after 10 pm. Any noise complaints by the neighbors after 10 pm could result in termination of your booking.

* Check-out must be done by host and guest, together by 10:00 a.m. Please let us know if your check out is earlier than 10.00 am. Guest should leave the Property in the same general condition as Check-In.

* PETS: No pets allowed.

* NO SMOKING or VAPOR is permitted inside the villa & garage. We reserve the right to keep your full security deposit, if you disrespect our “no smoking” rule. If smoking or vaporing is reported, your reservation will be cancelled immediately with no refund.

* By confirming the reservation, guest is agreeing to the house rules and guest is agreeing that; any scratches on the walls or furnitures, tables & etc. must be disclosed on the date of check-in. Guest will check all of the furnishings in all rooms & they are all in good condition without any holes, tears, scratches or damage. Guest understands he/she is responsible for all items being here on the property.
